Investing in NHG-backed and non-NHG-backed mortgages

a.s.r. has offered mortgages in the Dutch market for more than 60 years. From early 2017 onwards, investors have been able to participate in a cross-section of a.s.r.’s mortgage origination. The objective of the ASR Mortgage Fund is to generate a stable and direct revenue stream for its participants in the long term.

The ASR Mortgage Fund acquires a representative cross-section of the mortgages recently arranged by ASR Levensverzekering N.V. (WelThuis label) at a nominal value of 100% (executed before a civil-law notary not more than 60 days ago). The collateral for the loans is made up of Dutch residential properties. All assumed loans are subject to the strict selection criteria of the ASR Mortgage Fund.

The key selection criteria are:

  • right of first mortgage
  • a fixed-rate period of more than 5 years
  • a loan-to-value (LTV) of no more than 100%, or no more than 106% in the event of ESG financing
  • no savings-linked mortgages
  • a cap on interest-only percentages

Sustainability

The fund promotes sustainability characteristics by optimising the portfolio in terms of home energy efficiency while aiming to promote access to the housing market for first-time buyers. More information is available in Annex VI of the information memorandum.
